Key Modules:

Lease and Space Management :

This module allows user to manage their portfolio of projects and properties including their occupancy, ownership, size and other information. User can Keep track of new spaces to be acquired and existing spaces to be disposed. User will get auto update of the information when a move is completed. User can track leases, subleases and their related transactions. Auto generation of Email/SMS notifications and alerts on all critical lease dates, notices and payments. User can have great control on their occupancy and vacancies. This module is comprised of property/project management, lease management and rental management.

Tenant Management :

This module enables to create and maintain tenancy agreements, track payments and generate statements. User will get automated Email/SMS alerts for rent due, late payment, payment received and expiry of tenancy agreement. User can manage extending / shortening of tenancy agreement.

On Service bases Tenant management is comprised of

Meter Services: Electricity, water and AC

General Services: Security, Temp Workers, and House keeping

Expenditure Sharing / Recoveries of Services: CAM, Deposits, Fees, Late Payments, Penalty, Legal Recovery, valet Parking and Gift Vouchers

Minimum Guarantee Master services: Type of category with type of store/lease

Bank Guarantee Services: Advance and Performance

Billing Software Services: Sales generation from own stores, and Food court billing etc

Common Area Maintenance Services: Computation of CAM cost per sq ft

Interest Masters: Type of Payment, over due, late payment etc

Other Masters: Grace Period, Payment Terms, Remainder Letters, Currency Master and Many More

Facility Management :

User can easily design the request and its approvals and also its routing process. Employees and authorized personnel can submit requests for maintenance, services, personnel, etc. Facility Management is comprised of Promotions and Offers, Tenant Service Request, Inspection of property, Project Maintenance, Lost and Found, Car Parking, Gift Voucher and Foot fall updates.

Fixed Asset Management :

User can easily define catalogs for different asset groups with all details related to the asset, supplier, manufacturer, etc. User can track all company assets with their value and conditions. Maintain inventory for any kind of assets, carry information about the asset condition, value, replacement cost and Perform asset depreciation.

Fixed Asset Maintenance :

User can setup regularly scheduled maintenance for assets, equipments and properties.  Automatically generate and schedule maintenance work orders. User can create maintenance procedures for different types of assets, equipments and also manage various short term/ long term recurring maintenance plans.

Project Management :

Project Management is comprised of purchase, inventory and sub contract. In purchase user can define the materials and get auto generation of material request based on estimate and schedule. In inventory user can manage material receipt entry and approval. User can easily manage material issue and site to site transfer. In sub contract billing user can define contractor, sub contract tender process, work order entry and approval.

Finance and Accounts :

Quadra Mall gives the integrated finance with other modules with the automatic postings. This module gives to manage, track and maintain financial health of the enterprise. Financial Accounting is comprised of General Ledger, Accounts Payable, Accounts Receivables, and Cash Bank Book.

MIS :

Quadra Mall MIS provides a link to all other modules with the important reports. User will get MIS reports for area, occupancy movement status, enquiry , index report of each tenant, tenancy age analysis, ageing report, inspection , project maintenance, tenant service request, foot fall, balance sheet, asset details location wise, pay slips, form 16, PF/ESI, quotation comparison and many more.

Salary and Payroll :

Quadra Mall provides a link between Salary & Payroll and Finance Module under one large roof. Salary and Payroll is comprised of employee salary, appraisal, leave, bonus, incentive, loan, Gratuity settlement, PF, ESI, TDS Form-16, and expense reimbursement.
